How to take a new home for a test drive

Purchasing a new home often comes with a degree of uncertainty about the final decision. But a new approach to feeling out a property is allowing potential buyers to sleep on the decision – literally.

This lesser known practice was featured on HGTV's show 'Sleep on it', where the Purcell family was moving from Toronto to San Francisco.

One of the homes they were able to try out for a night was a 3 bedroom, 1.5 bathroom home listed for $778,000. The other was in the Montclair District of Oakland Hills. It was a 3 bedroom 2.5 bathroom for $775,000. It was a newer model than the other home, which was built in the 1940's.

The couple, along with their son, felt out the properties, slept at both and even had friends over at one of the homes for a little party. More importantly, they gave themselves a lot of time to make a very important decision. And it was something the sellers were more than willing to do.

According to U.S. News and World Report, sleepover sales are more common with vacation or retirement homes. But many sellers who do this with their regular homes say it is a smart move because the potential buyers can better visualize themselves living at the prospective home.

One real estate agent in New York City said she had a client who brought a towel with him during the showing and asked to take a shower in an $865,000 apartment he was considering to buy, because he was concerned about water pressure.
