1,300-home development moves forward in Manteca

Manteca might see some new neighbors in the area by 2021.

MANTECA, Calif. — People in Manteca might be welcoming a few thousand new people to the neighborhood in the next few years.

Developers are moving along with the Griffin Park development in southeast Manteca, which will cover 334 acres of land with 1,301 homes. The project made its latest stop before the Manteca City Council on Tuesday to get another approval for the project. 

It’s a large-scale effort with large-scale ambitions to match. Toni Raymus, one of the home builders, said the project is the result of years of planning between local home builders and landowners who wanted to build a “superior neighborhood with terrific amenities” that catered to locals. 

“To accomplish our amenity goals, [the] project needed to be on a larger scale,” Raymus said in an email to ABC10.

While the project's biggest addition is the homes, it’ll also handle development for roadways like Main Street, improvements for Tinnin Road, and build connecting pedestrian pathways.

The project aims to break ground in October 2020 for underground work, but homes won't pop-up overnight. It’ll take years to build out the project.

“Best case scenario, the project could be completed in 8 to 10 years,” Raymus said. “The gradual addition of households to our community ensures right sizing of public services.”

Construction for the first homes is expected to start in March 2021. Raymus is hopeful that the first family will be settling into the new neighborhood by September of that year.
