Home sellers are eager to get the highest price they can – but they might not always know what features will attract a premium.
That’s why Zillow crunched the data on 4 million home sales during the last two years to figure out what convinces buyers to pony up. The top amenity? Steam showers.
Properties with listings that mentioned these enclosed showers – which can be used as steam rooms – sold for 29% above their expected value, after considering the size and age of the home, their analysis found.
Other wellness-related features also scored high, with Zillow finding that homes with heated floors and free-standing tubs also sold for more money than expected.
The top 10 features with their premiums are:
- Steam shower (29%)
- Professional-grade appliance (29%)
- Pizza oven (26 %)
- Pet shower (25%)
- Outdoor kitchen (25%)
- Entertainer or prep sink (25%)
- Shed or garage studio (24%)
- Heated floors (24%)
- Meditation room (24%)
- Wine fridge (22%)
Homebuyers are responding to these features because they signal properties that are likely to be updated and livable, Zillow home design expert Kerrie Kelly said.
Kitchen amenities like farmhouse sinks are still draws, but homebuyers are increasingly focused on outdoor spaces and health benefits – including pet showers, Kelly said.
These small tubs with handheld showerheads are now popping up in mudrooms, because homeowners want to wash off Fido before he leaves muddy footprints in the living room.
Wellness amenities don’t need to break the bank, Kelly said. One of the top-scoring features is a meditation room, which can be repurposed from an existing bedroom.
“A mediation room is a low-hanging fruit,” she said. “It’s about painting walls and moving furniture.”
Homeowners increasingly want to entertain outdoors, which is why outdoor kitchens and pizza ovens are gaining in popularity, Kelly said.
Outdoor kitchens and fireplaces speak to the “interactions we all crave,” she said.
Kelly recommends adding sliding doors or French doors to help extend a home’s interior space to its backyard or patio.
But, she added, don’t despair if you don’t have the bucks to spend on a home renovation. Putting some elbow grease into freshening up your home also pays dividends, she said.
“There are some things, like adding new hardware or repainting rooms, that also help with capturing those dollars and having a home sell faster,” Kelly said.
