38 units of family townhomes proposed for South Sacramento

A South Sacramento developer wants to build 38 townhome units at market-rate housing for families wanting non-apartment options.

SACRAMENTO, Calif — A 38-unit townhome community with the potential for three to four-bedroom units is proposed for South Sacramento. It's currently making its way through county committees for approval.

Developer Stan Gamble with Trafalgar Inc. went before the South Sacramento Community Planning Advisory Council (CPAC) last Wednesday to hear from local leaders. While the South Sacramento CPAC is only an advisory body, its feedback and recommendations can influence county lawmakers.

Council chairman Joseph Smith says he doesn't view the project favorably because of its proposed price range.

"I see a project that's not affordable, which, South Sacramento really needs affordable housing," he said Wednesday. "To me, this project doesn't fit South Sacramento."

The 'Florian Townhomes' proposed for 7298 Stockton Blvd. would be built at the former Aloha Motel demolished in 1995 with eight different two and three-story buildings.

Smith also says he doesn't like the proposed wooden fencing surrounding individual units and prefers less visible barriers.

"When we looked at this project with my partner Sanjay, who is the property owner, we thought it would be nice to do a townhome project," Gamble said to local leaders. "To the north and west is single-family homes, to the south is apartments — so we thought we'd do something in between and came up with townhomes."

The project will now go through county Planning & Environmental review for potential approval before heading to the Board of Supervisors.

Gamble told ABC10 he is optimistic the project will move forward, and he was not required to incorporate any affordable housing elements into the project.
